Peachtree City homes were built in waves, and many roofs from the same era are reaching the end of their service life at the same time. If your neighbors are replacing roofs, yours may be close behind. A little planning up front keeps the project simple, especially in a city with so many homeowners associations and architectural guidelines.
Start with your HOA or architectural review guidelines
Many Peachtree City neighborhoods have rules about roof color, shingle style or material. Before you pick a color, check your HOA documents or ask your board whether a replacement needs approval. Getting the color approved in writing before work is scheduled avoids delays and the cost of changing course later. If your contractor can give you shingle samples or a manufacturer color sheet, include it with your request.
Know what you are replacing
A full replacement usually means removing the old shingles down to the roof deck, inspecting and replacing any soft or damaged decking, then installing new underlayment, flashing, drip edge, vents and shingles. Ask how many layers are on the house now. Older homes sometimes have two layers, which adds to tear-off and disposal.
Choosing shingles for Georgia weather
Most homes in Fayette County use architectural asphalt shingles. They are thicker than older three-tab shingles and come in a wide range of colors. If hail is a concern, ask about impact-rated (Class 4) shingles and check with your insurance agent about whether they affect your premium. Lighter colors can reflect more summer heat, though attic ventilation usually matters more for comfort and shingle life.
Do not skip ventilation
A roof that cannot breathe traps heat and moisture in the attic. That shortens the life of shingles and can lead to mold on the underside of the deck. A replacement is the best time to make sure intake vents at the soffits and exhaust vents at or near the ridge are balanced.
Compare itemized estimates
Two quotes can look far apart because they describe two different jobs. Ask each contractor to list tear-off, decking allowance, underlayment, flashing, ventilation, cleanup and disposal as separate lines. That makes it easy to compare apples to apples.
Plan for the day of the install
- Move cars out of the driveway and keep golf carts and bikes clear of the work area.
- Take wall hangings down on walls that share the roofline, since nailing can cause vibration.
- Ask where the dumpster will sit and how nails will be cleaned up from the yard and cart paths.
